Responsibilities
- Participate in planning and delivering sales presentations by preparing for, offering technical expertise, presenting assigned areas of Wohlsen information, and creating a professional and confident impression with clients
- Collaborate with appropriate Wohlsen team members to develop owner contracts.
- Consult with and provide technical expertise to the pricing of estimates and bids to close business that Wohlsen can be successful with and meets the client’s needs.
- During the preconstruction period provide overall leadership and work closely with the assigned Preconstruction Manager to assure that Wohlsen: Develops the Staffing and profit projections. Ensures that the projected profitability is protected throughout the preconstruction phases. Provides input into constructability of proposed design; develops schedules to assure timely completion.
- Evaluate the resources needed to build each project and partner with the region leader (and VP Construction, if applicable) to ensure necessary resources are assigned and/or in place to meet the required needs.
- Work with region leader (and VP Construction, if applicable) to select Project Team Project Team (PM, Supt, PE and PA) on projects assigned. Once selected, manage and motivate the Team. Provide feedback, mentoring and advice. Establish expectations and hold team members accountable for same.
- Evaluate and develop a clear understanding of the Clients’ expectations on each project; assure that client interview is held to determine their conditions of satisfaction; see that Conditions of Satisfaction poster is completed timely.
- Establish and implement the Raving Fan Process.
- Forge a relationship with the Client(s) and ensure regular communication and dialogue about the project team’s performance. Hold frequent face-to-face meetings with Client(s) throughout the life of the project. Partner with Client to reduce project delays generated by our clients or Client’s agents to minimize the effect on the project. Create a Raving Fan.
- Ensure necessary planning is performed, before the start of each project, to support a successful project completion, including, staffing projections and planning, general conditions estimate, project budgets, project scheduling, logistics planning, constructability reviews and subcontractor evaluation/procurement.
- Ensure that the day-to-day operations of projects are transitioned effectively to Project Managers and Superintendents from Preconstruction when work commences in the field.
- Be responsible for the purchasing effort on each assigned project and ensure appropriate resources are assigned to procure the subcontractors/vendors needed to accomplish the project and that required materials and equipment are available when needed. This includes developing a project purchasing plan and coordinating with the Preconstruction Manager.
- Lead the development of accurate and complete Project Performance Agreements (PPA) together with support from Preconstruction, Project Accounting and Management.
- Conduct weekly L10 meetings with each assigned project team.
- Regularly assess risks inherent with each project and coach the project team to plan and prepare for dealing with these risks and maintaining project success.
- At least weekly visit assigned projects to evaluate and make suggestions towards improvement of safety, quality, and general administrative performance, as well as build Owner representative relationships, and manage workforce morale and contribution.
- Partner with the project team to evaluate project costs to date and develop an accurate forecast of project costs and profitability.
- Evaluate the project schedule and implement adjustments necessary to maintain or recover the required milestones.
- Conduct Monthly Project Review Meetings with each assigned project team.
- Conduct safety walks routinely and see that the project teams do these at least weekly.
- Provide oversight to the project team’s efforts to ensure company standards are being implemented in the development of the work. Provide coaching to help team members, at all levels, understand each required process.
- Report to the region leader (and, if applicable VP of Construction) on the status of each project’s schedule performance, financial projection, Client satisfaction, and risks affecting overall performance.
- Finalize outstanding issues (change orders, claims, etc.) with the Owner and subcontractors and vendors, and ensure payment of final pay application from Owner and to subcontractors and suppliers.
- Develop detailed “lessons learned” from all assigned projects upon completion.
- Partner with Project Executive peers and others (both ad hoc and through participation in the Project Executive Peer Group), to evaluate the processes by which projects are performed to find areas for improvement to exceed client expectations and completing projects in a more efficient and profitable manner.
- Maintain solid professional relationships with new business influencers (architects, engineers, owner’s representatives); based upon those relationships identify new project opportunities.
- Perform all management responsibilities and tasks associated with assigned project teams. Responsibilities include hiring, motivating, coaching, appraising, compensation, and incentive pay decisions, rewarding and disciplining, and addressing complaints and resolving issues of the team members on his/her project teams.
- Serve on Board or regular involvement with Industry Groups (such as ABC, SADV, etc.)
- Promote Wohlsen Construction to owners, developers, planners, architects, engineers, and any appropriate sales lead by attending and participating in trade shows.
Relationships
- Reports to region’s VP Construction (if applicable), otherwise to region’s leader; if the latter is the case, serve as member of region’s leader team, participating in weekly region L10 meetings
- Responsible for superintendents, project managers, field and project engineers and project assistant(s) that lead your assigned projects
- Member of PX Peer Group
- Clients, subcontractors, architects, engineering firms
